SINPF

Our Property Portfolio

Commercial, residential, and mixed-use assets across the Solomon Islands, held to deliver long-term returns for SINPF members.

Real estate gives the Fund inflation-linked income and tangible exposure to the Solomon Islands economy. The property portfolio spans landmark commercial buildings in Honiara, hospitality assets, and strategic industrial holdings.

Asset classes

  • Commercial: Office and retail space in Honiara's central business district
  • Hospitality: Stakes in flagship hotels including Heritage Park Hotel and King Solomon Hotel
  • Industrial & logistics: Warehousing and supporting infrastructure

Governance

Property assets are held in dedicated subsidiary structures, with each major holding overseen by its own board. The Property & Asset team manages valuations, tenancy and capital expenditure on behalf of the Fund.

Why the Fund holds property

Three reasons property sits alongside equities, bonds, and cash in the portfolio.

Predictable income

Rental payments arrive monthly and quarterly, giving the portfolio a stable income stream that doesn't swing with market sentiment.

Inflation hedge

Property values and rents tend to rise with inflation over time, protecting member balances from erosion in purchasing power.

National infrastructure

The Fund's buildings house businesses, government offices, and services that need stable, long-term premises in Honiara and beyond.

How properties are managed

Day-to-day property management is operational — distinct from the Fund-wide governance chain. The Board-mandate and audit side lives on the Safety & oversight page. Here's what's property-specific.

  1. 1

The Property team acquires and manages

Rent collection, maintenance, tenant relations, and major works are handled by the Fund's dedicated property team.

  2. 2

    Independent valuations

Properties are revalued periodically by independent valuers to keep the portfolio book value accurate.

  3. 3

    Annual reporting

Rental income, occupancy rates, and valuations flow into the Fund's audited financial statements.
